In reality, quite a lot — if certain conversations don’t happen early enough. The good news is that with the right discussions upfront, most problems are entirely avoidable. Here are five conversations we always make sure to have with our clients before construction begins.
1. What’s Your Real Budget — Including the Unexpected
Budget is the single most important variable in any building project, and it’s the one people are most reluctant to discuss openly. Be honest with your architect about what you can actually spend — not an aspirational figure, but a real one.
More importantly, build in a contingency. Most experienced architects will tell you to keep 10–15% of your budget in reserve. Construction always throws surprises — a soil condition that requires a different foundation, a material that’s out of stock, a design change you decide you want halfway through. Having a buffer means those surprises don’t become crises.
A good architect will help you understand where your budget can work hardest and where compromises can be made without affecting the overall quality.
2. What Does ‘On Time’ Mean to You — and Is It Realistic?
Timelines in construction are notoriously difficult to predict precisely. Weather, material supply chains, contractor availability, and regulatory approvals all affect delivery. If you have a hard deadline — a family occasion, a business launch date, a lease ending — your architect needs to know from day one.
Be wary of timelines that seem unusually short. A fast timeline often means shortcuts somewhere. A good architect will give you an honest estimate, build in buffer time, and communicate proactively when things shift.
3. How Do You Want to Be Involved During the Project?
Some clients want to be closely involved in every decision — reviewing drawings, attending site visits, approving every material. Others prefer to hand over the brief and trust the team to deliver. Neither is wrong, but your architect needs to know which you are.
If you want high involvement, discuss how decisions will be communicated and how quickly you’ll be available to respond. Delays in client approvals are one of the most common causes of construction delays — something worth knowing before you commit.
4. What Are Your Non-Negotiables — and What’s Flexible?
Every client has things they absolutely must have, and things they think they want but could live without. Being clear about this early gives your architect the creative freedom to find smart solutions where budget or site constraints require compromise.
For example: you might insist on a particular number of bedrooms, but be open on the room sizes. Or you might be firm on using natural stone in the kitchen but flexible on the flooring elsewhere. The more clearly you articulate your priorities, the better the design outcome.
5. What Happens After the Building Is Complete?
This one surprises people, but it’s worth discussing. How will the building be maintained? Will you be responsible for the landscaping yourself, or is a maintenance plan needed? Are there systems — solar, water harvesting, smart home technology — that require ongoing upkeep or knowledge to operate?
A well-designed building should be easy to live in, not just beautiful to look at. Your architect should be thinking about the long term from the very beginning — and the conversation should start before a single drawing is made.
